Description: As part of the Northern Expansion of Riyadh, 2K was commissioned to design the Al Qairawan 2 Master Plan for a developer client to provide a new residential and mixed-use area for the city.

Stretched over a 900,000 m² plot of land, the Al Qairawan 2 Master Plan aims to provide a unique residential neighborhood and commercial district made up a variety of residential unit types including private villas, duplex villa units and townhouses arranged along a series of elongated neighborhood parks extending throughout the development. These elongated neighborhood parks serve as the center of community activities throughout the developments housing a variety of community facilities such as mosques, schools, playgrounds and recreation serving a total built up area of approx. 600,000 m².

2K’s scope was divided into two parts; the first entailed the full Concept and Detailed Masterplan Design including complete infrastructure works and tender documentation in conjunction with obtaining all local authority approvals.

The second part encompassed the full building design from Concept to Tender Documentation and municipality approval for all the residential building types, Commercial facilities and mosques within the site; a total of approx. 1,100 individual buildings.

By distributing the required total areas of Parks and Recreational areas through elongated parks permeating the development, the Master Plan layouts allows for the highest number of high-value, park-facing residential units within a highly efficient road network and infrastructure distribution.
